Community Dues and Fees

Due to a large increase in our community property insurance and a large increase in the cost of replacement ramp keys, both dues and ramp key fees have increased this year.

Where do my dues and ramp fees go?

We are a non-mandatory community and we rely on the goodwill of our residents to pay their dues. The community must pay for the following things using the community dues and fees:

  • Yearly property insurance on all community properties
  • Yearly maintenance on community property, including, but not limited to: dead tree removal, mowing of the ball field and community beach, tree trimming and general property clean up, repairs as needed to the community pier, community playground, community basketball/pickleball court
  • Supplies such as postage, envelopes, and other items necessary for the yearly dues mailer
  • Technology: yearly renewal of the domain, e-commerce website, and email address (these items are provided to the community at a very discounted rate by Treebranch Group Hosting and Web Design) and includes website maintenance and updates. Constant Contact email distribution platform.
  • Long-term projects: Replacement of the community boat ramp – this is an ongoing project that is currently on hold due to the county denying our permit to replace the ramp. We are looking for residents to join the committee to explore our options for replacement. Please reach out to [email protected] if you can assist in this effort.
  • Long-term projects: Erosion control at the community beach – this is tied to the boat ramp replacement and is currently on hold also due to the permit denial.
  • Long-term projects: Revamp the community ball field – Replacement of the playground equipment, resurface the basketball court, install new basketball poles/hoops – this project is now completed.

We also provide the following amenities and events to residents through dues and ramp fee collection:

  • Yearly events: Easter Egg Hunt, Halloween Parade, Holiday Party
  • Community Happy Hours throughout the warmer months
  • Port a potty at the community beach during the warmer months
  • Yearly dumpsters at the community ball field

In addition to dues and ramp fees, we supplement funding of community events/amenities through multiple fundraisers throughout the year, such as:

  • Superbowl Donation Pool fundraiser
  • Raffles such as cooler bags and gifts cards – ideas for additional fundraisers are welcome
  • Restaurant Nights
  • Yearly event such as the Community Pig Roast
